For the week ending 9.24.26 mortgage rates increased 8bp, mean while the 10 Year Treasury rates were UP 24bp. Spread DECREASED 16bp. With the historical spread being 168 there now exists a “safety cushion” of just 17bp above the historical spread. Mortgage rates likely to increase to ~7.20% by 10.1.26.

The historic spread between the 10 Year Treasury and mortgage rates is 168pb (see green line, right axis) and currently is 17bp above historical norm. In July 2024 this spread was 150bp. Mortgage rates have decreased more than the 10 year.
